The process starts with clarifying budget and location, continues with property selection and thorough legal review (verification of ownership certificate – Nota Simple). This is followed by a reservation contract, deposit payment and final signing at the notary (Escritura). I will guide you through this entire process so you know exactly what stage your deal is at.
Beyond the purchase price, you need to count on additional costs of approximately 6.5%-8%. These include property transfer tax (ITP, fixed at 6.5% in the Canary Islands), notary fees, registry registration and legal services. I will prepare an exact breakdown of costs in advance for each specific offer.
Safety is my priority. I verify that the property has no debts, foreclosures or arrears on local taxes (IBI) and community fees. I work with lawyers who know Spanish law so you can buy with complete confidence and clear conscience.

Selling & Renting
Yes, the right price is key to success. I will prepare a market analysis based on real data from the given location, property condition and current demand. The goal is to sell for the maximum possible price within a reasonable timeframe.
Short-term (tourist) rental can bring higher profits but requires a tourist license (VV) and active management. Long-term rental is more stable and less administratively demanding. Together we will set a strategy that will bring you maximum returns with the level of care that suits you.
Administration & Support
Of course, that's one of my main tasks. I communicate on your behalf with authorities, banks and developers. I will explain all steps and documents in the language that suits you (English, Spanish, Croatian, Macedonian, Czech, Slovak) so you have the process fully under control.
I provide complete administrative service: obtaining NIE number (foreigner identification number), help with obtaining residency, opening an account in a Spanish bank or interpretation at institutions. I remove bureaucratic obstacles so you can focus on the joyful aspects of living in Tenerife.
